Short term rental DESIGN that generates REVENUE
About
I came to Nashville to attend Vanderbilt University and after graduation I never left! I have worked in a variety of creative capacities over the years- music industry, graphic design, event design, and now STR interiors. I am a farm girl and have the work ethic and resourcefulness to prove it. I'm down-to-earth, love to laugh and LOVE my job as a short term rental designer.
HOW I WORK:
-
I am the sole designer and point of contact for all of my clients. I take on a limited number of projects, and do not outsource to junior designers or sub contract install teams.
-
I rely heavily on open box deals. Upwards of 60% of all furnishings I purchase are open box. I also maintain my own inventory for future use.
-
I will not make you sign up for a portal, download an app or fill out a form. Just call or text me. I will answer you as soon as I can.
-
I'm a strong communicator in both English and Spanish
-
I have a solid knowledge of construction.
-
I typically only work in the Nashville area but I'm willing to travel for the right project.

Investment
What does it cost to design and furnish a short term rental in Nashville, TN?
Most of my clients spend between $20k and $80k total, which includes design and install, trade labor, and furnishings. I typically only take on pre-launch design jobs or full redesigns. My speciality is working with investors who want to go big or go home!
DESIGN AND INSTALL
Many factors determine pricing, including square footage, number and use of rooms, timeline, and construction needs. I like to have an in depth understanding of the scope of the job before giving an exact quote. That being said, full service design and install of a 4BR/ 4 bath "tall skinny" typically runs between $18-24k. A single level 2BA/ 2ba condo is typically $8-12k.
TRADESPEOPLE
Clients pay tradespeople directly. I do not mark those services up. Likewise, I do not give quotes on behalf of others, but in most cases clients utilize the services of one or more of the following:
-
painter
-
wallpaper installer
-
electrician
-
carpenter
-
handyman
FURNISHINGS
I am happy to work with any reasonable budget, but obviously budget affects potential. Using my open box method, furnishing a 2BR/ 2bath condo (furniture, art, window treatments, light fixtures and accessories) is typically $7k and up. A 4BR/ 4 bath with rooftop will likely run $22k and up, however, pool tables, arcade games, hot tubs, saunas, etc. vary greatly in price.
